Duck & Geese Season Starts Saturday October 6


It is hard to believe that Duck Season starts next weekend – Duck season is a ritual in our house hold – it is the time where I become a weekend widow. Every Saturday morning and often times Sunday my husband heads out at the crack of dawn for the hunt.He and his brother head out and this year Max (our 9 month old lab) will head out to the lakes and rivers with thoughts of geese and ducks. It is a cold and wet hunt and only those crazy enough will go. Although the season runs well into winter the snow gets too deep and the water freezes so, the season can be as long or short as mother nature allows.Duck hunting in central oregon is a fall and wintertime favorite of many. We have a lot of migratory birds and upland birds. Knowing your rules and regulations are very important. Weather Conditions and Things To Think About
It seems like it was just last week when I was out enjoying the Big Deschutes River, and Wickiup – this morning we had our first dusting of snow. Although it was gone by noon it was there and tonight the temperatures are dropping again. It must be time to start thinking about winter and getting our properties ready for the snow.Below is a quick list of the things we do around our home to prepare for the cold temperatures and snow.close the vents in the foundation – These should have been opened in the spring to allow airflow but in the winter they should be closed to help keep it the snow and cold wind away from the crawl space of your home.Change outdoor light bulbs – there is nothing worse than having to do this in the snow.Put a cover on your satellite dish – this keeps the snow off of the dish and keeps your reception all winter.Disconnect hoses from frost free faucets – if the hose is connect the frost freeze faucet can freeze Roll up and put away hoses – draining them first is a good ideaTune up the snow blower or snow plowGet out the extension cords to “plug in” the vehiclesWash the windows on the next warm day – they streak pretty bad in cold temps..Check the weather stripping at the doors – replace as needed.Dig out the coats – send them to the cleaners if necessary – you never know when you will need one.Remember Spring is only 4 to 5 months away – and we will be enjoying the warm lakes and trails again. Day Trip to Eastern Oregon
Whether you are spending time in Oregon or living here Eastern Oregon is a great place to spend a day or two. My favorite time of the year in Eastern Oregon is Fall. The sunsets are beautiful, the colors are amazing and the wildlife are on the move.Today – I drove to Dayville which is about 30 miles west of John Day right on Hwy 26 – the trip is beautiful from central oregon – you will seriously see a little of everything. As you leave Prineville on Hwy 26 you will enter into the Ochoco Mountains which are beautifully treed with Ponderosa Pines and sprinkled with Aspen, Dog Woods and so much more. It is not unusual to see deer, elk and possibly a coyote or two. Oregon Tax Issue for Out of State Sellers!
Oregon is going to see a few changes to the way real estate sales, contracts and proceeds are handled as we begin 2008. Out of state sellers will have a new rule that they and their agents will need to be very well educated on.I have just started my own research to best protect my sellers and educate them so they are prepared for the new changes.The Oregon Legislature approved a new bill – HB 2592 – this is a huge change. Upon the sale or lease of a property – there will or can be a 4% of the sales price or 10% of the gain deduction from the seller’s proceeds. This deduction will be to pay Oregon Income Tax. It will be held in a trust account and sent to the State of Oregon Revenue Department.My Questions have been; Are there exceptions to this rule – and the answer is yes – If the sales price is under $100,000If the buyer obtains the property through foreclosureIf the seller is a resident of the State of OregonIf the seller is a corporation, with a permanent place of business in OregonIf you will not owe tax under ORS chapter 316, 317or 38 for the tax year because the conveyance is non-taxable with an exchange.Obviously these changes can cause a lot of confusion if you are not prepared – knowing what to expect takes the frustration out of the sale of your home. The Book – It Saved My Bacon!
We have all been warned, we all know how important the data on our computer is to us, but what do we do to protect ourselves?  A couple of weeks ago I headed to Dallas, Texas and prior to packing up the lap top, I plugged in my book, and hit back up entire system. Since my laptop is pretty close to capacity it takes a while to do a full and complete back up – I generally only have the system back up files that have been changed since my last back up.  When I am going to travel though, I create a full and complete back up and over write everything – I want one clean back up to make restoring a breeze.I have never had to use my back up – but there have been times in the past that I did not back up like this and some little gremlin would come in and destroy everything on my computer.  No back up meant I had to start everything over, had to recreate the wheel and years of hard work.Now, I back up all of my systems and do it regularly – and as is standard when you take precautions I have never needed my back up….. until this last week.  While in Texas I had a major malfunction – I was able to get my laptop back up and running and everything seemed great until yesterday – I lost it all… I hit the on button and nothing – I thought the lap top was dead – after 3 years of abuse it would not have surprised me – I was amazed – I found the rescue disk – installed and loaded my backup with the restore – a couple hours later I was up and running.  After completing a little maintenance the laptop is good as new – well maybe better – it has everything on it… my contacts, my programs, my documents and my photos – If you do not back up your system please do so, there are so many choices today that are so much more affordable, easy to store and easy to use. 

The Numbers Don’t Lie – Homes Are Selling – Buying Now is a Great Idea!
Yesterday I wrote about the market for first time home buyers in La Pine and Three Rivers South, Oregon. I was a little surprised to have a few locals chime in and basically disagree with me about the current market. The numbers do not lie – La Pine and Three Rivers South are showing signs of a down market – which I did not dispute, but what I did find is that neither are in a “declining” market.A declining market is when the sales prices fall below previous sales.
