Weather Conditions and Things To Think About
It seems like it was just last week when I was out enjoying the Big Deschutes River, and Wickiup - this morning we had our first dusting of snow. Although it was gone by noon it was there and tonight the temperatures are dropping again. It must be time to start thinking about winter and getting our properties ready for the snow.Below is a quick list of the things we do around our home to prepare for the cold temperatures and snow.close the vents in the foundation - These should have been opened in the spring to allow airflow but in the winter they should be closed to help keep it the snow and cold wind away from the crawl space of your home.Change outdoor light bulbs - there is nothing worse than having to do this in the snow.Put a cover on your satellite dish - this keeps the snow off of the dish and keeps your reception all winter.Disconnect hoses from frost free faucets - if the hose is connect the frost freeze faucet can freeze Roll up and put away hoses - draining them first is a good ideaTune up the snow blower or snow plowGet out the extension cords to “plug in” the vehiclesWash the windows on the next warm day - they streak pretty bad in cold temps..Check the weather stripping at the doors - replace as needed.Dig out the coats - send them to the cleaners if necessary - you never know when you will need one.Remember Spring is only 4 to 5 months away - and we will be enjoying the warm lakes and trails again. It’s Vintage Not Outdated!
Sunriver real estate is sometimes on the outdated side. The resort was founded in 1968 and homes were built sold, resold and enjoyed by all. Now some of them are aging and who wants to say a home needs updating? Well now it’s not outdated it is vintage, that is the newest saying with real estate central oregon.When you walk into a home for a listing appointment it is often difficult to tell someone their home is outdated. Outdated sounds bad, vintage, well that tells the seller that it is old, outdated and only loved by those that love old things.Vintage homes are where you find the bargains in Sunriver. Typically the furnishings of a vintage home are just as old as the home, and so are the appliances. Sometimes it is a challenge to find a home for the furnishings after you have inherited them through the sale or your new home. There are several agencies in central oregon that will gladly take these furnishings off your hands. Many of them will give you a receipt stating a value for tax purposes. Sunriver Resort Shared Owership vs TimeShare
Buyers in a resort area often times are curious about timeshares or shared ownership. Many times they do not understand the difference. Marcus and Connie Schwing of Sunriver Realty recently wrote an article about shared ownership in Sunriver. Shared ownership is a common sale in Sunriver, but there are timeshare units available too. There are two complexes, Stoneridge and The Ridge that are timeshare style ownership. Both of these offer RCI benefits but not all units participate. When purchasing a timeshare it is vitally important that you understand the schedule in which you are entitled to stays, if the unit can be rented, what the reserve accounts are and how upgrades and new furnishings are taken care of. Obviously there is a lot more to be informed about but these are the top my clients have asked for.Timeshares for some people are a great thing, mostly for the person that can use the property within the guidelines set forth. I have found that many people with schoolage children have trouble using their time share. Is a New Agent The Answer or Should You Have Listened To Your Previous Agent
I lost a listing this last week - it expired, did I try and re-new it? Not nearly as hard as I would if the seller had been willing to listen. We listed their manufactured home at a price we all knew was stretching the envelope but, we had the comps to show the value.After a short time we had a couple of great showings, but no offer - so we lowered the price (a little closer to where I said they should be but not as low as I thought it should be). I added marketing, I called clients, I setup lenders who could do the loan, I talked with agents and I had a tour of brokers. The results a few more showings where the buyer bought better priced proprieties..As the listing was coming closer to the expiration date, we met the sellers and I - I showed them that the only manufactured homes that had gone pending or sold in their area had sold for $229,000 or less, we were still at $259,900 - a far cry from where the sales were. Again I plead, to lower the price - no go.The final day of the contract came, they called me and told me they wanted to go with an office closer to their home. I offered several great agents, they were polite and thanked me. I made arrangements for the sign to come down.Earlier this week I went to pick up the lock box and leave a cute little gift that I had bought for them only to find a sign of a brokerage about 30 miles further from their home. Tonight, well it is finally on the MLS - at $249,900 - I am glad they finally got it - but is it too late?The snow is starting to fly and most of the manufactured homes that have sold since our last talk…. well they have sold for $220,000. If only they had listened in the first place. I really like these sellers and I hope they get what they NEED from this - I really hope someone finds a buyer willing to pay the price. I hope they get to move into the home they already purchased.
