Well Water Tests – Have a Third Party Pull The Water
 La Pine is known for a lot of great outdoor activities and a beauty that many only dream of.  The town motto is "The Outdoors at Your Front Door."  Most of the homes in La Pine have a domestic well for drinking water.  The water in La Pine tastes like water many people buy.  But with this water source comes a few items that an out of area REALTOR® would not know were necessary for each transaction.Every time a home sells that is supplied water by a well the water must be tested for nitrates and ecoli.  The test is simple and can be done by a third party for less than $100 usually.Many agents will suggest that the seller complete the test and take it to the lab or worse the REALTOR® will do the test themselves.  I highly recommend you not do this, hiring a third party that is neutral can save you a lot of head aches.Ecoli and nitrates are both found in soil – if your well has a small cave in after the test it can appear that you pulled the water from a different source.  By having a neutral third party pull the water you have saved yourself the possibility of an issue.Some lenders such as VA loans do require a flow test in addition to the State mandated tests.  It is very easy to have the same professional pull the water for the water test and do the flow test at the same time.Many of the locals have their water tested every year or so, just to be sure of what they are drinking.    

Did You Get To See IT? The Lunar Eclipse That Is!!
We were blessed with clear skies for the Lunar Eclipse tonight – athough my camera battery did die so you only get the begining of the eclipse – I thought I would share it with you. The next Lunar Eclipse for us is in December of 2010. central oregon offers great outdoor activities and having the opportunity to sip a hot cup of coffee and snap photos of this spectacular event was the topping of a great central oregon Day.

Happy Ending For Family Pet
central oregon is a place of beauty and an area that is often shared with a wide variety of wild life.  Most of the wild life in central oregon is harmless and beautiful to look at, enjoyed by all and often the talk around the water cooler.  Who saw a heard of elk, or a deer crossing the road and so on?  Today reality set in for some, a home I sold about 2 years ago came into the news.  The home owners live in this cute little home with their children and a dog.  They started their day as they typically do.  One of the kids went to the back door and let out the family dog, turned to go put on his jacket and go play with the dog.  Dad apparently looked out the door or window prior to the child going out to see a cougar chasing the dog.  The homeowner was able to get the dog in the home before it was injured and called 911.  The sheriffs that responded called Oregon Department of Fish and Wildlife who felt putting the animal down was the best resolution.  It was daylight, in a neighborhood of families and tracking or trapping the animal could lead to a dangerous situation for children getting on and off school buses.Although, this is not an everyday occurrence, it does happen.  No matter how long you have lived in central oregon, it is a good idea to always respect the wild life and keep a safe distance.  If you find your self in a situation similar to this one, please call the authorities and let them deal with it.Read the story on my favorite central oregon News Source.

A Sweet Deal in La Pine real estate
Are you looking for the perfect family home in La Pine? This just may be the best buy found under $300,000 today. Living room is decorated to please the adult conversation while the family room is ready for the kids or family. When you walk into the kitchen the number of cupboards will amaze you. Mud room is actually large enough to also house the home office. Master bedroom is located on the fist level of the home and has a spa like bathroom. Extra storage, that is hidden behind the closet is a great place for those seasonal items you do not want to drag into the attic. Village at Sunriver – 300 Votes Shy for Approval
Silverstar will have to look at other options for Village at Sunriver expansion and remodel.  Although the majority of voters approved the sale of the 6 plus acres being sold to Silverstar the final tally was 300 votes shy of the 60% turn out that was needed to approve the sale.  Silverstar already owns or has options for the 20 acres of the current mall.  Many of the homeowners in Sunriver are disappointed, and many are rejoicing.I have always said that change is one of the most difficult things for people to embrace, but it appears to me that Silverstar came pretty close to having the community support they needed.  I have no idea what the next move for Silverstar will be, but I hope it is something to bring activity, beauty and support to this aging area of Sunriver.Personally I would have liked to see a respected vote with enough people voting allow for a pass or fail.  To loose an election by default of homeowners not voting is a sad statement to me.  Do these people not care, did they not know what the issues were or did they simply forget to send in their ballots?  No matter what the answer is, the fact is only 56% of the homeowners voted and no matter what the vote 60% were needed for approval of this project.edited to explain further – the majority of the votes approved this sale – however law required 60% voter turn out to approve – so because only 56% voted - the ballot failed – not because of lack of yes vote but because of the lack of 300 votes – if 300 more people had voted the land sale would have been approved. It was brought to my attention that the first report of the number of votes was misunderstood or incorrectly reported – there was a large enough turn out for an approval if 300 more had voted in favor of the sale it would have passed.  The vote required a 60% in favor and although the owners in favor out numbered those opposed they did not meet the 60% requirement.  Oregon does have voting guidelines that require a percentage of votes, my apology is extended to any one I may of offended. I Am Thankful – Now Please Bring Me Some Coffee
Often times we take life and the simple things in life for granted.  I am often reminded of the little things that make me smile, such as the mountains and streams of central oregon.  Lately I have been reminded just how lucky I am to have a husband that truly loves me and cares about me.Mike fell off the bed of his semi on February 13th and has been in a chair ever since the 15th.  With a rod in his leg, 4 plates and 36 screws holding his leg and ankle together I am reminded of how lucky I am.  Mike may be home for good now, this very well is an injury that could force an early retirement.  I can just see the VISA bill going up with fishing and hunting gear.  He is dreaming of new careers and spending a lot of time watching television.  I tried to teach him to blog, but he got lost at turning on the computer.My point here is – be thankful, be gracious and love each-other.  We were lucky it is just a leg – none of us know what tomorrow will bring.  Make the most of today and plan for tomorrow.  Enjoy being able to get your own cup of coffee, you never know what tomorrow will bring.Mike and I find out if a bone graph is necessary in about 3 weeks – so keep him in your thoughts – Ok…. now you have all seen the most current photo without glasses
