Comet In Our Skies | Sunriver The Perfect Place To See It!

It is not often we have the opportunity to see a comet, over the next couple weeks you will be able to see The Holmes comet. Earlier in the week you would have needed a telescope to see it. Now you can view it without a telescope.According to Lynn Carroll of the Sunriver Nature Center & Observatory it is not often that a comet will glow 1 million times brighter, but The Holmes Comet has done just that. The brightness of this comet is about the same as the stars in The Big Dipper. Because of the brightness, it can be seen even with the full moon we are currently experiencing. The Holmes Comet is orbiting between the path of Mars and Jupiter in the northeastern sky. Currently the comet looks like a big fuzzball according to Bob Grossfeld who is the director of Sunriver Observatory. This comet does not currently have a tail like the ones you may have seen in the past. The brightness this comet has shown was recorded 115 years ago, it is not known if it will grow brighter or dimmer over the next couple nights. The exciting part of this is if the weather holds, you can take a peek at this unusual event at the Sunriver Observatory. Tonight is the last regular night it is open, it will open for a few days around the holidays. If you are near Sunriver and would like to see The Holmes Comet up close and personal tonight is your night to go. The Sunriver Observatory will be open from 8 to 10 pm tonight you can use the telescopes to view Jupiter before it goes out ofsight for the evening as well as see the different constellations and The Holmes Comet. Not near Sunriver but want to see what is happening in space? My favorite website is www.spaceweather.com check it out, there is some pretty cool stuff. ________________________________________________________________________________________________________ Thesa Chambers Broker Sunriver Realty 541-771-7064 Mailing Address PO Bo x 3650, Sunriver, OR 97707 Physical Address 57057 Beaver Drive, Sunriver, OR 97707

Back Up System – I love My Book – a Few Details For You
Backing up your computer, yesterday I wrote a quick post to remind all of you how important it can be and how it saved my bacon with my laptop. Many of you have asked what I use and the cost of my system, so here goes. Many of us remember the old tape driven back ups that we set up to back up at night and with the memory we currently use with larger photos, bigger files and more details these tape drives are pretty much non-existent today. The tapes of yesteryear were expensive and not as reliable or easy to restore as one would think. I remember having to restore a time or two and oh my, what a pain. Then some of us got CD burners oh that was a great system – how many CDs does it take to back up 100GB hard drive that is 80% full – someone else out there can do the math, my answer is…. Way too many and who has the time?Today we have a lot of options, from online services that you pay a small monthly fee to actual external hard drives. Personally I use a system by Western Digital called “My Book” it is the size of a book and resembles a book – it connects to my computers with a USB cord or a firewire cord. They do have a fancier option which if I ever need a larger system I will upgrade to that is wireless and works on your wireless network.I use the My Book; the first one I purchased is a 320 GB system, the cost of this is $99 to $150 depending on where you purchase it. I bought mine at Best Buy – this link will take you to a few of the choices they have. http://www.bestbuy.com/site/olspage.jsp?id=pcmcat77500050000&type=categoryI was not sure I would find the system to work well for me so I started small, if I were to be in the market today I would most likely buy the wireless one only because I have 3 computers to back up. If you are working with one computer or even two you may find that it is not a necessity to spend more than the $99.One of the features I like about the book – is you can use it as an extra hard drive. I can load files on it and when it is connected to the computer you can access the files and save them on the book… In my previous post several people mentioned the online backup services. I have never used one, and would struggle to do so because of the speed of our internet connections in central oregon. I have DSL which runs about the speed of a 56k modem, uploading all the photos I have would take an eternity. If your files are small and you are comfortable with having your data in cyberspace you might want to check out a few of them. So, I hope this helps some of you that asked the question of what I use. Let me know if I can help any further. ________________________________________________________________________________________________________ Thesa Chambers Broker Sunriver Realty 541-771-7064 Mailing Address PO Bo x 3650, Sunriver, OR 97707 Physical Address 57057 Beaver Drive, Sunriver, OR 97707

Prices Will Go Up – The Question Is When?
Buyer's listen up – have you noticed all the negative print and media ads about how tough the real estate market is?  Don't you find it unusual that when the prices of central oregon Homes were skyrocketing, homes for sale were getting multiple offers and so on everyone thought real estate was booming? They have you scared; they have you thinking this is the wrong time to buy.  What is so wrong with buying today versus buying a year or two ago?  A year ago interest rates were low but prices were high and inventory of homes to buy was lower than it is now.  Many of you had to offer higher than list price to even have a chance at an accepted offer.Today, there are homes on the market ripe for the buying.  Many sellers are offering to pay part or all of your closing costs.  Mortgage rates are still low and there is still 100% financing available.  Many homes are priced lower than you can build a home for. real estate has always had peaks and valleys; central oregon real estate is no exception.  Are we at rock bottom, will the prices continue to fall? I can not tell you – but are they going to go up?  That I can tell you, yes PRICES WILL GO UP, the question is when? Buyer's this truly is the BEST BUYER'S MARKET IN 20 YEARS!  Some of you are sitting back arguing this point with me… but think about this as a BUYER – interest rates are low, there are many loan options, inventory is high and sellers are motivated.

Village at Sunriver – 300 Votes Shy for Approval
Silverstar will have to look at other options for Village at Sunriver expansion and remodel.  Although the majority of voters approved the sale of the 6 plus acres being sold to Silverstar the final tally was 300 votes shy of the 60% turn out that was needed to approve the sale.  Silverstar already owns or has options for the 20 acres of the current mall.  Many of the homeowners in Sunriver are disappointed, and many are rejoicing.I have always said that change is one of the most difficult things for people to embrace, but it appears to me that Silverstar came pretty close to having the community support they needed.  I have no idea what the next move for Silverstar will be, but I hope it is something to bring activity, beauty and support to this aging area of Sunriver.Personally I would have liked to see a respected vote with enough people voting allow for a pass or fail.  To loose an election by default of homeowners not voting is a sad statement to me.  Do these people not care, did they not know what the issues were or did they simply forget to send in their ballots?  No matter what the answer is, the fact is only 56% of the homeowners voted and no matter what the vote 60% were needed for approval of this project.edited to explain further – the majority of the votes approved this sale – however law required 60% voter turn out to approve – so because only 56% voted - the ballot failed – not because of lack of yes vote but because of the lack of 300 votes – if 300 more people had voted the land sale would have been approved. Other articles on this subjectKTVZ – Channel 21 – Your central oregon News SourceOregonianKBND News Talk 1110SaveSunriver.org

Even REALTORS Move!!!
As a REALTOR® builds their business they do not know where their business will come from.  As time goes and transactions are completed years come and business plans are created a REALTOR® realizes where their business is, where it comes from and how it is most often obtained. After years in Sunriver, I have known for a long time that the larger part of my business is generated from sales outside of the resort.  Year after year I create a business plan by looking at my business over the last year.  This year, I looked at my business from the last 3 years to give myself a bigger picture of where my business came from, what I did to obtain it.The answer was right there – 80% of my sales come from outside the resort – 95% of my listings are in La Pine – so what am I doing in Sunriver?  The search started – looking for an office to call my home in La Pine.  I live in La Pine so this was pretty easy.  I called a few Principal Brokers – and talked with them about what they offered and where they anticipated their business to be in the future.  I made my choice - I am now an agent with John L Scott in La Pine!Moving offices is tougher than I thought – there is a lot to do and a lot to move.  We have painted, built furniture, set up computers, moved files – organized the new space and are almost completely moved in… we certainly are ready to serve all of our clients and focus on the real estate Market in La Pine and all of central oregon.
