In September 2006 I had the priveledge to go for an overnight freight train cab ride from Medford OR to Hornbrook CA and back on the Central Oregon &#038; Pacific&#8217;s Siskiyou Sub. The Siskiyou Sub is part of the old Souther Pacific Railroad. It about 40 miles each way with 3 tunnels, tunnels 13, 14, and 15. Tunnel 13 at the summit is over 3000 feet long and the site of the last train robbery in the US It also suffered from a severe tunnel fire about 7 years ago that burned for many days, eating away at the inside of the tunneland shutting it down for nearly 2 years. The train left Medford at 10:30 pm and returned 10 hours later. This is the first of two parts. I was so excited I did not start video taping unitil we were well into the climb up the moutain. <p>Oregon is often one of those places that everyone knows is out there but very few ever consider visiting on a vacation. Perhaps this is because the weather is so unpredictable. While it&#8217;s true that a day in Oregon can incorporate snow, hail, rain, wind and 90 degree temperatures (all within an hour), that is simply part of its charm! Believe it or not, there is quite a bit to see and do in the middle state on the Pacific West Coast.</p>
<p><p>If you are thinking about visiting Oregon, you are probably looking at Portland. Portland is Oregon&#8217;s largest city and has quite a varied population. Eugene is the other major metropolitan area, located a couple of hours outside of Portland on the I-5 corridor. Both have quite a lot to offer tourists, but consider the following locations as well:</p>
<p><p>Newport: Newport, located on Oregon&#8217;s savage and beautiful coastline is a hidden gem for tourists. This is the perfect place for people who want to get away and spend some time snuggled next to the Pacific. Walk into town for some world famous clam chowder and visit some of the quirky shops. At one time there was a shop dedicated one hundred percent to cats—cat toys, cat themed home items, etc. Newport is also home to the Newport Aquarian—a world renowned oceanic exploration zone. This is the aquarium that Keiko called home before being flown on to Iceland. It is also home of one of the country&#8217;s premiere Shark Tanks!</p>
<p><p>The Southern Oregon Coast: South of Newport you will find a string of eclectic and beautiful tiny towns. Stop in at any one for a taste of small town charm! Burgers at the Main Street Diner in Reedsport are a must eat as is a stop at the now famous Sportsmann&#8217;s Cannery in Winchester Bay! Many people believe that the Oregon coastline surrounding these towns is well suited toward the generation of wave energy. Take a drive along the 101 and find out why!</p>
<p><p>Bend. Bend is located in central Oregon and is a great place for people who want to go hiking in a desert valley and go skiing—all in the same trip! Bend is growing quickly and is starting to compete with Portland and Eugene as far as population epicenters go. For some of Oregon&#8217;s great wildlife and hiking, consider taking a weekend getaway in Bend or in any of the small towns that surround it!</p>
<p><p>Oregon is considered by many to be a hidden gem (and most of the residents of the state enjoy the &#8220;hidden&#8221; part of that statement) of a vacation spot. Outdoors enthusiasts especially love Oregon because it has hiking, fishing, biking, skiing, hunting, sailing, climbing and other fun outdoors activities. For those who prefer the city life, Portland offers skyscrapers and a concrete paradise while Eugene is famous for its earthy reputation. No matter what you&#8217;re looking for (short of tropical temperatures and weather conditions), you&#8217;ll find it in Oregon!</p>

<p>The Bend Bulletin reported Sunday that the Bend Oregon real estate market is not doing well.  There were 788 notices of default filed in Deschutes County for the first six months of 2008.</p>
<p>&#13;<br />
A notice of default occurs when the mortgage lender files a notice of foreclosure.  Lenders generally file notices after a borrower is two to three months behind on their payments.  As foreclosures increase lenders tend to file notices sooner to try and cut their losses.</p>
<p>&#13;<br />
There were 192 notices of default filed in 2007 over the same time period.  This year&#8217;s defaults show a 410% increase over last year.  Prices continue to fall as more bank repossessions come on the market.</p>
<p>&#13;<br />
The Bulletin reported that 75% of the notices of default filed this year were on homes purchases made in 2006 and 2007 at the peak of the Bend Oregon real estate market.  Not all of these notices of default will result in foreclosure.  Borrows have an opportunity to bring the loans current.  If they do the default notice and foreclosure proceedings will be stopped.</p>
<p>&#13;<br />
Most homes purchased in 2006 and 2007 are currently worth substantially less now than they were then.  If a purchaser bought a home during these years with nothing or little down they cannot sell their homes and pay off the mortgage.  </p>
<p>&#13;<br />
Some lending institutions are allowing owners to sell their homes for less than they owe.  The bank takes the loss.  These are known as &#8220;short sales&#8221;.</p>
<p>&#13;<br />
If a loan is not brought current after 90 days of the notice of default the lender will put the home up for auction on the court house steps.  If the home isn&#8217;t sold for more that the delinquency the bank takes possession.  Thus the name &#8220;bank repo&#8221;.</p>
<p>&#13;<br />
The increasing number of short sales and bank foreclosures will add additional lower priced homes to the market and continue the price decreases we are currently experiencing.  Prices are currently down approximately 23% from this time last year.</p>
<p>&#13;<br />
The latest market report for Bend showed that the median prices of homes rose slightly for June 2008 over June 2007.  Statistics can be tricky though.  There were 22 homes sold over $500,000 and one of those homes was a sale for $3,000,000 during that period.  Naturally that increased the median price substantially.  The average price per square foot was up also.  </p>
<p>&#13;<br />
The fact is our prices are still falling and will continue to fall until bank foreclosures slow down considerably.  A decrease in notices of default will predict a decrease in Bend foreclosures.  The current amount of notices of default guarantee more bank repos will be hitting the market this year.</p>
<p>&#13;<br />
Bank repos can sometimes be a good buy.  The banks have to sell them to get them off of their books.  Country Wide and other lenders made mortgage loans of question over the past several years and they are now coming back to haunt the banking industry.  </p>
<p>&#13;<br />
There are currently many homes on the market in Bend that are over priced.  The values continue to fall and people won&#8217;t lower their prices to market value to sell their property.  </p>
<p>&#13;<br />
Inflation is up.  Gas prices are up.  Unemployment is up and it seems that interest rates are inching up also.  I don&#8217;t think the Federal government will let interest rates get too high.  But you never know.  They raised them to 16% in 1981.</p>
<p>&#13;<br />
Keep an eye on mortgage notices of defaults and they will tell you where the real estate market is headed in Bend Oregon.</p>
